Should I repair or replace my roof?
How roofers decide between a repair and a new roof, and the questions to ask before you commit.
When a repair makes sense
If the damage is local — a few slipped tiles, one leaking flashing, a cracked ridge — and the underlay and battens are sound, a repair is usually the right answer.
When replacement is better value
Repeated leaks in different places, widespread nail sickness, failed or missing underlay, and rotten battens are signs that repairs will keep coming back. At that point a re-roof is often cheaper over time.
Ask for evidence
A good roofer will show you photos of what they found. If you're told you need a new roof, ask to see why — and ask whether any original tiles or slates can be reused.
